About the Georgia Dream Peach Plus Program
The Georgia Dream Peach Plus Loan Program pairs a 30-year fixed FHA or VA first mortgage with a 0% deferred second mortgage for the down payment. Pricing on that first mortgage is set by the Georgia Department of Community Affairs (DCA), which runs the program. Assistance is 3.5% of the price up to $10,000, or 4% up to $12,500 for PEN and CHOICE buyers. It is DCA's Georgia Dream option for repeat buyers and higher earners.
To qualify for Peach Plus, household income must fall under limits effective July 8, 2026. Metro Atlanta's 24 counties allow $206,333 for households of one or two and $237,282 for three or more. Athens MSA buyers face caps of $177,228 and $203,813, and everywhere else in Georgia the caps are $152,550 and $175,433. Income counts every adult who will live in the home, not just the borrowers. A 640 credit score is the floor, and manufactured homes need 660. First-time buyer status is not required. The stricter rule is current ownership: neither you nor your spouse may own any other residential real estate, anywhere, on closing day. Liquid assets after closing cannot exceed $20,000 or 20% of the price, whichever is greater, and you must contribute $1,000 of your own funds.
The second mortgage carries 0% interest and no monthly payment. It is not forgiven: the full amount is due when you sell, refinance or stop living in the home as your primary residence, with no prepayment penalty. Georgia Dream Standard pays more, 5% up to $10,000, but caps prices at $475,000 to $625,000 and requires first-time status. Peach Plus raises the cap to $575,000 statewide, $650,000 in Athens and $725,000 in metro Atlanta.

How to Apply for Georgia Dream Peach Plus Program
Step 1: Check income, price and ownership limits
Look up your county on DCA's Maximum Income and Sales Prices chart, effective July 8, 2026. Peach Plus allows up to $152,550 for a one-or-two person household outside the Atlanta and Athens areas, and up to $237,282 for three or more in metro Atlanta. Count every adult who will live in the home. Confirm that neither you nor your spouse will own other residential property at closing, and that liquid assets after closing stay under $20,000 or 20% of the price.
Step 2: Complete the required homebuyer education
Every Peach Plus borrower must finish homebuyer education, including repeat buyers who have owned a home before. You can attend a workshop or individual counseling sessions with a HUD-approved housing counseling agency from DCA's approved list, or take the online eHome America course at ehomeamerica.org/dca for $50. Keep the completion certificate and give a copy to your loan officer. Finishing the course before you make an offer keeps it from delaying your fund reservation or closing date.
Step 3: Choose a Georgia Dream participating lender
Only DCA-approved participating lenders can originate Peach Plus loans, and the first mortgage must be FHA or VA. Find lenders on the Georgia Dream lender list at dca.georgia.gov or call 800-359-4663. DCA sets the interest rate for every participating lender and typically publishes new first mortgage rates each Thursday. Ask each loan officer whether you also qualify for Georgia Dream Standard, because DCA does not let you apply to both programs at the same time.
Step 4: Get pre-approved and gather documents
Your lender reviews credit, income and assets. You need a 640 middle credit score, or 660 for a manufactured home, plus a DU Approve/Eligible or LPA Accept/Eligible finding. Borrowers scoring 640 to 699 face a 45% debt-to-income cap. Bring three years of IRS tax transcripts, a 30-day paystub and a 30-day bank statement, both dated within 45 days of underwriting. Pay the $1,000 minimum contribution by check, money order or debit card, since credit cards do not count.
Step 5: Find an eligible home and make an offer
Shop at or below your area's price cap: $575,000 in most of Georgia, $650,000 in the Athens MSA and $725,000 in the 24 metro Atlanta counties. Eligible homes are one-unit detached or attached houses, agency-approved condos and manufactured homes that meet Seller Guide rules. Two-to-four unit properties are ineligible, and the home cannot be used to run a business. A private well or septic system needs clear certification at closing, and appraisal waivers are not allowed.
Step 6: Reserve funds, pass DCA review and close
After your offer is accepted, the lender reserves your Peach Plus funds through DCA's lender portal at tpoconnect.dcaloans.com. The reservation lasts up to 75 calendar days, covering DCA compliance underwriting through disbursement of funds. At closing you sign the FHA or VA first mortgage plus DCA's 0% second mortgage for 3.5% or 4% of the price. DCA says many Georgia Dream purchases close in about 30 to 45 days, depending on appraisal, title work and lender speed.
Real Cost Example
On a $450,000 home in Marietta, the city's median price, an FHA buyer needs a 3.5% down payment of $15,750. Peach Plus pays 3.5% of the price but stops at $10,000, so the standard award is $10,000 and the buyer covers the remaining $5,750. A teacher, nurse or police officer who qualifies for PEN receives 4%, capped at $12,500, cutting the buyer's share of the down payment to $3,250. Neither second mortgage carries a monthly payment.
Estimated closing costs in Marietta run $9,000 to $13,500. Without other help, a standard Peach Plus buyer brings $14,750 to $19,250 to closing, including the $5,750 down payment balance. DCA follows FHA's interested-party rules for seller credits, so a negotiated seller contribution toward closing costs can shrink that figure. Whatever the seller pays, the buyer must still put in at least $1,000 of personal funds.
A Marietta household earning 80.01% to 120% of area median income may also qualify for FHLBank Atlanta's Workforce Housing Plus+, worth up to $15,000 through a participating member bank with 2026 funds left. Combined with the $10,000 Peach Plus loan, that is $25,000 against roughly $24,750 to $29,250 in down payment and closing costs. Any lien from the grant must sit behind DCA's, and no cash back is allowed.
Combining With Other Programs
Peach Plus allows other public and private down payment and closing cost programs, as long as any lien they carry sits behind DCA's second mortgage. FHLBank Atlanta offers Workforce Housing Plus+ (up to $15,000 for households at 80.01% to 120% of AMI), the First-time Homebuyer product (up to $17,500 under 80% AMI) and Community Partners (up to $20,000 for educators, first responders, health care workers and veterans under 80% AMI). Buyers reach those grants through a member bank or credit union.
You cannot apply for or receive benefits from Georgia Dream Standard or another Georgia Dream product while using Peach Plus. Layering subordinate financing needs preapproval from DCA's Georgia Dream compliance manager, except for employer assistance programs. Borrowers cannot receive cash back at closing, and the $1,000 minimum contribution still applies with stacked help. Peach Plus also excludes conventional and USDA loans. Call 800-359-4663 or DCA at 404-679-4840 to confirm a layered plan.
Seller concessions within FHA or VA interested-party limits can cover closing costs, because the Peach Plus matrix defers to the mortgage insurer's rules. VA buyers can finance up to 100% of the price, leaving closing costs as the main cash need. Gift funds are allowed, but gifts over $5,000 count toward the $20,000 or 20% liquid asset cap. Employer homebuyer assistance skips the separate DCA preapproval step.
Pros and Cons
Peach Plus is DCA's highest-limit Georgia Dream option for FHA and VA buyers. Income limits reach $237,282 for a three-person household in metro Atlanta, 50% above Georgia Dream Standard's $158,188, and the $725,000 metro price cap beats Standard's $625,000. Repeat buyers qualify without Standard's three-year rule. The second mortgage costs nothing while you live in the home: 0% interest, no monthly payment and no prepayment penalty. PEN and CHOICE households get 4% up to $12,500, and DCA, not the lender, sets the first mortgage rate.
The biggest limitation is the smaller percentage. Peach Plus pays 3.5% versus Standard's 5%, so any home priced under $285,714 gets less than the full $10,000. The loan is never forgiven and is due in full on sale or refinance, which reduces your proceeds at exit. Only FHA and VA first mortgages qualify, and owning any other home, including a rental, disqualifies you. Buyers who meet first-time rules should compare Georgia Dream Standard, and conventional borrowers should look at Georgia Dream Peach Advantage, which allows incomes up to 150% of AMI.
