How to Apply
- Build your team. Choose an Illinois-licensed lender familiar with the Kane-Elgin HOME Consortium and the City of St. Charles matching program, plus a real estate agent who works in the Fox Valley.
- Verify residency or work history. The Kane-Elgin program requires you to have lived or worked within the Kane-Elgin HOME Consortium for at least one year before applying.
- Confirm your income. Your household income must be at or below 80 percent of the Kane County Area Median Income.
- Complete homebuyer education. A HUD-approved 8-hour course is required before closing.
- Contribute your 1 percent. You must put at least 1 percent of the purchase price into the transaction from your own funds.
- Identify a St. Charles home. Target properties within the City of St. Charles corporate limits (not unincorporated St. Charles Township) to qualify for the additional $10,000 city match on top of the $10,000 Kane-Elgin loan.
