Homebuyer Programs in Sioux City, IA (2026)

Population: 86,875 | Median home price: $200,000 | Est. closing costs: $4,000 - $6,000

Skyline of Sioux City, IA

Sioux City sits where Iowa meets Nebraska and South Dakota on the Missouri River, with a population of roughly 86,875 and a median home price near $200,000 — making it one of the more affordable mid-sized markets in the state. Local buyers earning 50% to 80% of area median income can apply for the City of Sioux City's MyPad Down Payment Assistance Program, which provides between $1,000 and $14,999 toward down payment and closing costs. That stacks with Iowa Finance Authority's FirstHome Plus $2,500 grant and the IFA 2nd Loan Program (up to 5% of purchase price, no maximum cap). Siouxland Habitat for Humanity builds zero-interest mortgage homes in Woodbury, Plymouth, and Sioux counties for income-qualified partner families, and Center For Siouxland offers free HUD-approved homebuyer counseling and workshops. Combining a MyPad grant with state DPA can meaningfully reduce a first-time buyer's out-of-pocket cash at closing.

How to Apply

Step 1:

Check your eligibility. The MyPad program requires household income between 50% and 80% of Sioux City area median income. Iowa Finance Authority programs follow separate county-based limits.

Step 2:

Complete homebuyer education BEFORE making an offer. This is critical for MyPad — you cannot have an accepted offer on a home when you apply. Center For Siouxland offers free monthly homebuyer workshops (January through November) taught by a HUD-certified counselor. Schedule a free appointment at 712-252-1861 ext. 114.

Step 3:

Contact the Sioux City Housing Authority's MyPad coordinator, Brenda Miller, at 712-279-6256 or bmiller@sioux-city.org to confirm your income eligibility and request your MyPad application. You will receive a certificate of eligibility for a specific assistance amount.

Step 4:

Get pre-approved with an Iowa Finance Authority participating lender so you can layer in the FirstHome, FirstHome Plus, and 2nd Loan Programs alongside your MyPad certificate.

Step 5:

Shop for a home within Sioux City city limits (MyPad requires the property be inside Sioux City) and make an offer that aligns with your MyPad certificate amount and IFA purchase price limits.

Step 6:

Submit all program paperwork to your lender and the Sioux City Neighborhood Services office. Your lender will coordinate IFA assistance; MyPad funds are disbursed at closing.

Step 7:

If you qualify for Siouxland Habitat for Humanity instead (50% to 80% AMI, 1+ year in the service area), call 712-224-6133 ext. 206 to apply — this is a separate path with sweat equity requirements and a 0% interest Habitat mortgage.
