Homebuyer Programs in Roswell, NM (2026)
Roswell is the largest city in southeastern New Mexico and the county seat of Chaves County, with a median home price of approximately $200,000 — among the most affordable mid-size markets in the state. While Roswell does not currently have a city-funded down payment assistance program, buyers can stack significant assistance from Housing New Mexico — up to $8,000 from FirstDown, up to $7,000 from HomeNow (temporarily $14,000 through April 1, 2026) for buyers at or below 80% AMI, $10,000 from FirstDown Plus, and a $25,000 DownPaymentAdvantage grant — for combined assistance up to $35,000. Habitat for Humanity of Roswell provides an additional pathway for qualified first-time buyers through 0% interest mortgages and sweat equity. With local prices well below program caps, Roswell can be one of the easier New Mexico markets to enter as a first-time buyer.

How to Apply
Step 1: Check your eligibility. Most Housing NM programs require first-time homebuyer status (no primary residence ownership in the past 3 years), a 620+ credit score, and meeting Chaves County income limits (verify current limits with Housing NM). DownPaymentAdvantage and HomeNow require income at or below 80% AMI.
Step 2: Complete homebuyer education. An approved homebuyer education course is required for nearly every state and nonprofit program. Habitat for Humanity of Roswell can connect you to local homeownership preparation resources.
Step 3: Connect with a Housing NM participating lender. A list of participating lenders is available on the Housing New Mexico website. Your lender will determine which combination of FirstHome, FirstDown, HomeNow, FirstDown Plus, and DownPaymentAdvantage you qualify for.
Step 4: Get pre-approved. Your participating lender will lock in your eligible programs and confirm your maximum purchase price under the Chaves County limits, which are well above the local median.
Step 5: Find a home that meets program guidelines. Work with a Roswell-area real estate agent. With most homes priced at or below $200,000, you should have substantial flexibility within program purchase price caps.
Step 6: Submit your application. Your lender packages and submits the application to Housing NM. DPA funds are first-come, first-served — close as quickly as practical to lock in funding.
Step 7: Close on your home. Bring your $500 minimum buyer contribution and any remaining closing costs. After 10 years of owner-occupancy, your FirstDown and HomeNow second mortgages can be forgiven.
