How to Apply

Step 1: Check your eligibility. The City of Rio Rancho Repayment Optional Loan requires first-time homebuyer status, 80% or less of Sandoval County median income, a 30-year fixed-rate conventional first mortgage, and a property within Rio Rancho city limits priced at no more than 95% of the FHA ceiling. Most Housing NM programs require first-time buyer status and a 620+ credit score.

Step 2: Complete homebuyer education. Both the city program and Housing NM programs require an approved homebuyer education course. HUD-approved counseling is available through Greater Albuquerque Habitat for Humanity (505-265-0057), Homewise (505-243-6566), and other regional providers serving Sandoval County.

Step 3: Connect with a Housing NM participating lender. Your lender can determine which combination of FirstHome, FirstDown, HomeNow, FirstDown Plus, and DownPaymentAdvantage you qualify for, and help you stack the City of Rio Rancho Repayment Optional Loan on top.

Step 4: Get pre-approved. Your participating lender will lock in your eligible programs and confirm your maximum purchase price. The City of Rio Rancho program requires a 30-year fixed-rate conventional loan as the first mortgage.

Step 5: Find a home that meets program guidelines. Work with a Rio Rancho real estate agent to identify standalone single-family homes within city limits and below the 95% of FHA ceiling cap.

Step 6: Submit your applications. Submit the Housing NM package through your lender and the City of Rio Rancho Repayment Optional Loan application directly to the City. Both have limited funding, so move quickly.

Step 7: Close on your home. Bring your $500 minimum buyer contribution (Housing NM requirement) and any remaining closing costs. After 5 years of owner-occupancy, the Rio Rancho loan is forgiven; FirstDown and HomeNow are forgiven at year 10.
