Skyline of Carpentersville, IL

Carpentersville is a village of about 37,000 residents in Kane County, about 45 miles northwest of Chicago along the Fox River. The median home price in Carpentersville is around $285,000, making it one of the more affordable Fox Valley suburbs for first-time buyers. Through the Kane-Elgin HOME Consortium First-Time Homebuyer Program, eligible Carpentersville buyers can receive up to $10,000 as a zero-interest deferred second mortgage for down payment and closing costs. Statewide, IHDAccess Home offers up to $15,000 (6% of purchase price), and IHDA Access Forgivable provides 4% of purchase price up to $6,000 that is forgiven after 10 years. Local nonprofits including Habitat for Humanity of Northern Fox Valley (which is actively building the 28-home Carter Crossing subdivision in Carpentersville) and North West Housing Partnership offer additional pathways to homeownership, and combining county, state, and federal programs can stack enough assistance to cover most or all of a buyer's upfront costs.

How to Apply

Step 1:

Check your eligibility. For the Kane-Elgin HOME Consortium program, you must be a first-time homebuyer (no ownership in the past 3 years) who has lived in Kane County for at least one year, and you must meet HUD income limits based on your household size.

Step 2:

Complete HUD-approved homebuyer education. North West Housing Partnership in Schaumburg offers free HUD-approved homebuyer education seminars and down payment assistance counseling for Carpentersville residents. Call 847-969-0561 to register.

Step 3:

Contact the Kane County Office of Community Reinvestment. Call 630-232-3565 to request the First-Time Homebuyer Program application and review the full Kane-Elgin Consortium area rules.

Step 4:

Get pre-approved with an IHDA-approved lender. More than 160 lenders in Illinois participate in IHDA programs; pre-approval tells you how much you can borrow and whether you qualify for Access Forgivable, Access Deferred, or IHDAccess Home.

Step 5:

Find a home within Carpentersville or the Kane-Elgin Consortium Area. Work with a Realtor familiar with Fox Valley price ranges; you'll need at least 1 percent of your own funds toward the down payment.

Step 6:

Submit your application with a contract in hand. Once under contract, your lender and the county will process the Kane-Elgin assistance in parallel with your mortgage; closing typically happens within 30–60 days.
