How to Apply
Step 1: Check your eligibility. Most programs require household income at or below 80% AMI for Tarrant County. The Tarrant County Homebuyer Assistance Program also requires liquid assets under $25,000 and a minimum $1,500 borrower investment.
Step 2: Complete homebuyer education. A HUD-certified homebuyer workshop is required for the Tarrant County program. Contact Housing Channel at (817) 924-5091 or counseling@housingchannel.org to enroll.
Step 3: Get pre-approved for a mortgage. Work with a participating lender approved by the Tarrant County program or a TSAHC-approved lender for state programs. A minimum 620 credit score is typically required.
Step 4: Apply for the Tarrant County Homebuyer Assistance Program. Contact Housing Channel to begin your application. You'll need income documentation, asset verification, and proof of two months' mortgage payment reserves.
Step 5: Apply for state programs. Complete the TSAHC eligibility quiz at tsahc.org to see if you qualify for Home Sweet Texas or Homes for Texas Heroes grants of up to 5% of your loan amount.
Step 6: Find a home in Mansfield. Your home must be in Tarrant County but outside Fort Worth, Arlington, and Grand Prairie city limits to qualify for the county program.
Step 7: Close on your home. Your lender and Housing Channel will coordinate the closing process, applying your assistance funds toward down payment and closing costs.
