How to Apply

  1. Step 1:

Check your eligibility. Most programs require household income at or below 80% to 140% of Area Median Income for Miami-Dade County. You must be a first-time homebuyer, meaning you have not owned a home in the past three years. The City of North Miami program requires you to have at least 3% of the purchase price available from your own funds and no more than $30,000 in liquid assets.

  2. Step 2:

Complete homebuyer education. An 8-hour HUD-approved homebuyer education course is required. Neighborhood Housing Services of South Florida (NHSSF) offers courses in English, Spanish, and Creole throughout Miami-Dade County. You can also contact the city's Community Planning and Development Department at 12300 NE 8th Avenue, North Miami, FL 33161.

  3. Step 3:

Get pre-approved for a first mortgage. Contact an approved lender through the HFA Miami-Dade program or the Florida Housing Finance Corporation's participating lender network. The HFA Miami-Dade program includes up to $15,000 in down payment assistance with your mortgage.

  4. Step 4:

Apply for the City of North Miami program. Submit your application to the City of North Miami Community Planning and Development Department. Applications are processed first-come, first-served while funding is available. You can receive up to $40,000 as a deferred 0% interest loan.

  5. Step 5:

Apply for additional county assistance. Apply to Miami-Dade County's Homebuyer Down Payment Assistance Program for up to $35,000, and the MDEAT Homeownership Assistance Program for up to $28,500. These programs can be stacked with the city program.

  6. Step 6:

Find a home within program limits. The City of North Miami program has a maximum purchase price of $460,000 under SHIP or $370,000 under HOME. Work with your real estate agent to find eligible properties within North Miami city limits.

  7. Step 7:

Close on your new home. Your lender and the city and county will coordinate to apply all approved assistance at closing. The city assistance is structured as a 0% interest deferred loan with no monthly payments.
