First-Time Homebuyer Programs in North Carolina

North Carolina offers several state-funded homebuyer assistance programs through the NC Housing Finance Agency (NCHFA). The flagship NC Home Advantage Mortgage provides below-market-rate 30-year fixed mortgages with down payment assistance of up to 5% of the loan amount. First-time buyers, veterans, and targeted-area purchasers may qualify for an additional $15,000 through the NC 1st Home Advantage Down Payment program. Lower-income buyers (at or below 80% AMI) can access up to $50,000 through the Community Partners Loan Pool (CPLP), administered by local nonprofit partners. NCHFA also operates the Self-Help Loan Pool for Habitat for Humanity participants. All programs require the home to be in North Carolina and used as a primary residence.
