How to Apply

Step 1:

Check your eligibility. Review income limits for Mecklenburg County. House Charlotte serves buyers up to 110% AMI, with the largest assistance ($30,000) for those at or below 80% AMI. The FHLBA grants serve buyers up to 120% AMI. CPLP is limited to 80% AMI. Confirm you have not owned a home in the past 3 years if applying for first-time buyer programs.

Step 2:

Complete homebuyer education. Take a HUD-approved homebuyer education course. DreamKey Partners offers courses in the Charlotte area at (704) 371-9030. This is required for House Charlotte and CPLP, and recommended for all programs.

Step 3:

Contact DreamKey Partners. As the designated community partner for Charlotte, DreamKey administers House Charlotte, Community Heroes, and CPLP locally. They can help you understand which programs you qualify for and how to layer them for maximum assistance.

Step 4:

Get pre-approved for a mortgage. Work with an NCHFA-approved lender for the NC Home Advantage Mortgage, or any FHA/VA/USDA-approved lender. Ask your lender about FHLBA grant programs — they are available through participating member lenders on a first-come, first-served basis. Your lender will help determine which state and federal programs you can combine.

Step 5:

Find a home within program limits. For House Charlotte, the home must be within Charlotte city limits and priced at or below $365,000. For Community Heroes, the limit is $300,000. FHLBA grants and CPLP follow the limits of your underlying mortgage program.

Step 6:

Submit your application. Your lender and DreamKey Partners will coordinate the application for all applicable programs. Allow 30-60 days for processing. FHLBA funds are distributed first-come, first-served each year, so apply early.

For West Charlotte buyers at or below 60% AMI, contact West Side Community Land Trust directly to inquire about available affordable homes in the Enderly Park, Hoskins, and surrounding communities.
