Skyline of Oklahoma City, OK

Oklahoma City is the capital and largest city of Oklahoma, with a 2026 median sale price near $265,000 according to Redfin. First-time buyers in OKC have access to one of the strongest local stacks in the state: the City of Oklahoma City First-Time Homebuyers Program offers up to $18,000 in deferred forgivable down payment and closing cost assistance plus a separate $5,000 to buy down the interest rate. That layers on top of statewide options like the OHFA Homebuyer Down Payment Assistance program (3.5% of the loan amount), the OHFA Dream Program (3.5% as a true grant), and REI Gift100 (3.5%-5% as a non-repayable gift). Educators can use OHFA 4Teachers and first responders qualify for OHFA SHIELD for reduced rates plus DPA. Combined with federal FHA, VA, and USDA loans, Oklahoma City buyers can often cover most or all of their down payment and closing costs through stacked programs.

How to Apply

Step 1:

Check your eligibility. The City of Oklahoma City program requires household income at or below 80% of area median income (AMI) for your household size, and you must be a first-time homebuyer. OHFA programs allow incomes up to $150,000 on the Government track and require a 640 credit score minimum.

Step 2:

Complete a HUD-approved homebuyer education course. Neighborhood Housing Services Oklahoma (NHS Oklahoma) is a HUD Certified Homeownership Center and offers in-person and online courses. Reach NHS Oklahoma at (405) 231-4663. The Community Action Agency of Oklahoma City also offers HUD-approved workshops and can be reached at (405) 232-0199.

Step 3:

Contact the Community Action Agency of Oklahoma City. CAA administers the City of Oklahoma City HOME-funded DPA program. Call (405) 232-0199 to schedule an intake and confirm current funding availability.

Step 4:

Get pre-approved with an OHFA-approved or REI-approved lender. OHFA and REI down payment assistance must flow through participating lenders, who package the assistance with your first mortgage (FHA, VA, USDA-RD, or conventional 30-year fixed).

Step 5:

Find a home within program purchase price limits. The City of Oklahoma City program currently caps purchase prices at $147,000 for existing homes and $238,000 for new construction. OHFA Government track caps at $356,362 statewide.

Step 6:

Submit your full application package. Plan on 30 to 60 days from offer to close. The buyer must contribute 1% to 1.75% of the purchase price from their own funds for the City program.

Step 7:

Close on your home and meet the occupancy requirement. The City of Oklahoma City DPA is forgiven after you live in the home as your primary residence for 10 years.
