How to Apply
Check your eligibility. The City of Coconut Creek program requires household income at or below 80% of Area Median Income for Broward County. You must be a first-time homebuyer who has not owned a home in the past three years.
Complete homebuyer education. A HUD-approved homebuyer education course is required before closing. Neighborhood Housing Services of South Florida offers courses throughout Broward County. Contact the Broward County Housing Finance Division at 954-357-4943 for a list of approved providers.
Get pre-approved for a first mortgage. Work with an approved lender who participates in the Broward County housing programs. The Florida Housing Finance Corporation also maintains a network of participating lenders who can pair your mortgage with state DPA programs.
Find a home within program limits. The maximum purchase price for the Coconut Creek program is $568,557. Eligible properties include single-family homes, townhomes, villas, and condominiums within Coconut Creek city limits. Mobile homes are not eligible.
Apply for city and county assistance. Once under contract, your lender should contact the Broward County Housing Finance Division at 954-357-4943 to confirm fund availability. Funds are awarded first-come, first-qualified. You can apply for both the city program (up to $50,000) and the county program (up to $80,000).
Close on your new home. The city assistance is structured as a 0% interest deferred loan with a 15-year term and no monthly payments. Properties built before 1978 require a lead-based paint inspection.
