Homebuyer Programs in Alamogordo, NM (2026)
Alamogordo is the county seat of Otero County in south-central New Mexico, anchored by Holloman Air Force Base and the nearby White Sands Missile Range, with a median home price of approximately $255,000. While Alamogordo does not have a confirmed city-funded down payment assistance program, buyers can stack significant assistance from Housing New Mexico for combined help up to $35,000 (FirstDown up to $8,000, HomeNow up to $7,000 temporarily $14,000 through April 1, 2026, FirstDown Plus $10,000, and the $25,000 DownPaymentAdvantage grant). White Sands Habitat for Humanity, a Four-Star Charity Navigator-rated affiliate, provides an additional pathway through 0% interest sweat-equity mortgages. With Holloman AFB nearby, VA loans (no down payment, no PMI for eligible borrowers) are common alternatives for service members, veterans, and their families.

How to Apply
Step 1: Check your eligibility. Most Housing NM programs require first-time homebuyer status (no primary residence ownership in the past 3 years), a 620+ credit score, and meeting Otero County income limits. DownPaymentAdvantage and HomeNow require income at or below 80% AMI. VA-eligible service members and veterans should also explore the federal VA loan benefit.
Step 2: Complete homebuyer education. An approved homebuyer education course is required for nearly every state and nonprofit program. White Sands Habitat for Humanity provides homeownership preparation covering personal finances, mortgages, and home maintenance.
Step 3: Connect with a Housing NM participating lender. Local Alamogordo lenders participate in the Housing New Mexico programs. They can determine which combination of FirstHome, FirstDown, HomeNow, FirstDown Plus, and DownPaymentAdvantage you qualify for, plus VA and USDA options.
Step 4: Get pre-approved. Your participating lender will lock in your eligible programs and confirm your maximum purchase price under the Otero County limits.
Step 5: Find a home that meets program guidelines. Work with an Alamogordo-area real estate agent. With most homes priced at or below $255,000, you should have flexibility within program purchase price caps.
Step 6: Submit your application. Your lender packages and submits the application to Housing NM. DPA funds are first-come, first-served — close as quickly as practical to lock in funding.
Step 7: Close on your home. Bring your $500 minimum buyer contribution (Housing NM requirement) and any remaining closing costs. After 10 years of owner-occupancy, your FirstDown and HomeNow second mortgages can be forgiven.
